Selling Xbox account, how ?

I am interested in selling my Xbox Gold account but the Xbox account is tied to a microsoft account which is then tied to anything microsoft like Onedrive and skype.

It is my understanding that as you sell an Xbox account you also sell the microsoft account with it right ? So that the buyer gets an email tied to the account and won't be able to update it to their current email they use ?

Is it accurate to say that one would normally open a microsoft account not intended to be used at all if it is to be sold eventually and that the buyer agrees to take control of the microsoft account that comes with the Xbox live Gold and not being able to link it to their everyday use email ?
