Need advice on paypal please!!

Hello I'm going to be selling a few runescape items soon and need some advice on how to not get scammed. I've heard some bad things through paypal like scammers getting there money back and so on. Are there ways this can be avoided?

Always have them send as a gift.
NEVER go first.
ALWAYS use an MM/OMM
ALWAYS ask for a pm to confirm you are dealing with the right person.
ALWAYS compare msn's.
ALWAYS triple check the PP addresses.

Add my msn if you have any other questions.

Edit: forgot to add, have them add a not that says 'this payment is for virtual items that I have already received and am satisfied with'
