Paypal question

Im selling my rs account, someone is buying for IRL MONEY via Paypal.
I heard many scams about this thing where they send money then take it out?
I only have ever used my mums paypal so my knowledge of paypal is minimum. How do I use this claim and cancel thing? I asked my mum how do I know that the money which the buyer sends does not get refunded and my mum said i had to wait 3 - 5 days to clear the payment or something lol.

So how does claim and cancel work as I don't want to get scammed? Someone link me to a guide or talk me through it?
