Your Tos literally does nothing to protect you, I hope you know. You voided it when you said the buyer must agree that they received their product before the sale was finalized. If that worked, you could defraud people of their money with no problems.

rule no. 5 is not allowed here, if the account gets suspended/locked after the sale, you are responsible for refunding or replacing the account

Not sure if it works like that. If so, the rule is flawed. What stops the buyer from going to Steam Support, creating a ticket, getting the account locked, getting a refund from me, and recovering the account back?

 

Why would they need to go to steam support to lock the account?

What I'm saying is they get the account locked on purpose so they can get their money back then unlock the account.

 

The average person most likely cannot do this, and what I meant was they can just do this by using the Self-Locking link contained in an email when you change your password. Afterwards, they can use the code they get to unlock their account, yes, but if they go to Steam Support and ask for a self-lock, they will most likely not be able to recover the account.
